ATENE - On the Promenade

The name ‘Atene’ derives from Italian and means Athens. The project is located in the heart of Larnaca, on the palm-lined seafront of Athinon Avenue (Phinikoudes). This area once scattered with fishing boats drawn onto the shore, is now a picturesque strip of restaurants and trendy cafes, sun-beds and tourists competing for the best position.

The uniqueness of the project is characterised by the endless breathtaking sea views. Just a few meters away from the Mediterranean Sea, Atene is a stylish development comprising of 6 luxury three-bedroom apartments, each occupying an entire floor.

TECHNICAL SPECIFICATIONS AND DETAILS FOR ATENE APARTMENTS

INSULATION: All concrete surfaces exposed to earth plus all balconies and roofs are insulated against moisture.

FLOOR FINISHES: All living, kitchen and bedroom areas will be laid with marble of supply price €48¹ per m². Bathrooms will be finished in marble or equivalent of supply price €60¹ per m². Staircases connecting storeys will be of marble finish (supply cost €50¹ per step). All verandas will be laid with anti-slip tiles or decking of supply price €50¹ per m². All floors are finished with skirting of similar type.

DOORS & WINDOWS:
a) All external doors and windows will be of double-glazed aluminum sections and they will include opening or sliding sections (as per drawings).
b) All internal doors will be lacquered MDF.
c) Fire resistant entrance doors with wood veneer finish.

WARDROBES & KITCHEN UNITS: Wardrobes and Kitchens of Italian design and manufacture with wood veneered finishes. Accessories and mechanisms of the latest technology. Kitchen worktop will be granite €100¹ per m.

SANITARY FITTINGS: All of 1^st quality according to EU Standards of total supply cost €1,000¹ per bathroom, €600¹ per guest WC and €400¹ per kitchen (sanitary accessories are included).

WATER SUPPLY: PP-R pipes according to DIN.8077/78 and PEX (pipe in pipe) according to ENISO 15875 and DIN 16892/93.

ELECTRICAL INSTALLATION:
- All according to 16^th Edition of IEE Regulations for Electrical installations and other regulations as required by the Electricity Authority of Cyprus.
- Suspended ceilings with spot lights and provision for pedant luminaries in living room, dining room and kitchen.
- Home automation system for Lighting and provision for automated blinds in the whole apartment with preset mood lighting. Possibility of system expansion at extra cost.
- Speakers and audio system in Living and Kitchen areas as well as the master bedroom.

AIR-CONDITIONING & HEATING: Full installation of VRV system for cooling. Under floor central heating as shown on drawings.

WALL FINISHES: External and /or internal wall finishes as per designs.

TELEVISION & SATELLITE: Centralised TV and satellite distribution system including dish for Hotbird.

1. Prices quoted are the showroom retail prices, available only at Quality collaborator showrooms.
2. V.A.T is not included in the prices.
3. Clients are entitled of carrying out any internal alterations with the approval of the Architect and subject to project progress.
4. Interior designer services provided if requested. The fees depend on the services required.
